18 July 2015 at 12:43 am #143281The stadium is far better off having both clubs living there. It was relatively cheap to build compared to most and gets used more so even if both teams suffer loss of crowd numbers the stadium still makes good revenue which undoubtedly some of the money will go to the upkeep and running costs. We have the shrewdest of owners or did have so do you not think that he will have worked out the best way forward for the stadium and both teams?. The only down side is the pitch but today laying a new one is far easier than it once was. I do not like rugby at any code but to me it is blindingly obvious that the best thing for Wigan Athletic is to have what we already have.

I think the question of business rates and this particular subject at the DW
is pitched way ahead of the intellect of posters on hereBefore anyone gets the hump, this is not disrespectful of anyone on here, but as it is such a complex issue Donny why not contact JJ in my experience no doubt he will shed some light on the answer
19 July 2015 at 3:39 pm #143319WRLFC aren’t actually based at the stadium anymore. Their business operates from Central Park at Pemberton so that would answer that.

To reiterate…The owners of the DW stadium pay the business rates, not the tenants.
Wigan Athletic Holdings, Whelco, or whatever they are called these days own the stadium, so they pay the business rates.
As far as I’m aware, neither Wigan Athletic Football Club nor Wigan Warriors own the DW, so neither would pay the business rates. They pay rent to use the stadium.
The confusion (and headlines) arise because the owners of Wigan Athletic Holdings and Wigan Athletic Football Club happen to be the same person.

no mention of WRLFC so in that case your mob are tennants so the rent must go up for the lodgers cheers for clearing that up doggy
20 July 2015 at 1:57 am #143329hate to jump in here with my size 8’s, but business rates are paid by the business operated there, if there’s no business operating then the land owner becomes responsible to pay a proportionate amount for 12 months. after that, the property becomes 100% valued once more thus making the ground owner become more pro-active in maintaining a business or selling to one.
business rates are valued upon the value a business can operate.IE any space that can create revenue. so a toilet/staff resting area (not canteen) or a personel car parking space are not valued.
so, to clarify, the business that operates within said premises are liable to rate-able value.if two business operate, then the rate is shared. one premise’s can only generate one business rate value, regardless as to where your office lies.
if the rates are tied in with a lease contract then the landlord will be liable.
